Problemática de los condominios privados en la ciudad de Cuenca. Caso de estudio Ricaurte

Abstract

The accelerated expansion of the city of Cuenca towards the peripheries has been the reason for the study of this research, since the objective is to analyze the current reality that the canton is going through in terms of housing. But according to the research data, the cost of urban land is excessively high, and its deficit has forced the population to migrate to the periurban areas. In this case, Ricaurte is a rural parish whose characteristics are more similar to an urban area, since it is the parish with the highest population density per hectare and with an extensive building stock, where the construction of single-family homes is growing steadily and the condominium production model has a clear advantage. It is important to know that among the most relevant causes that influence the decision of the population to live in condominiums is the security, tranquility and exclusivity, but on the other hand this condominium model has brought negative consequences among which the socio-spatial segregation, the deconfiguration of the urban fabric, the privatization of roads and the large investment that represents the provision of infrastructure and basic services that represents the municipality of Cuenca, these effects have been reason for analysis to rethink the concept and standardized model of this housing typology in order to provide for an inclusive model and give value to the right to the city.
