Transformaciones en la ocupación del suelo en el corredor que conecta la Autopista Cuenca - Azogues con la Cabecera Parroquial de Paccha en el período 2010 - 2022

Abstract

This curricular integration work analyzes the transformations in land use in the corridor connecting the Cuenca-Azogues highway with the Paccha parish seat during the period 2010-2022. This study addresses the impact of urbanization in a peri-urban area, previously characterized by its agricultural activity and now immersed in a constant process of urbanization. Significant changes in land use were identified, such as the increase in building density, the reduction of agricultural areas, and the conversion of rural properties into residential and commercial uses. The methodological approach combines qualitative and quantitative techniques, integrating Geographic Information System (GIS) tools to process satellite images from 2010 and 2022, field survey data sheets, and statistical analysis. This approach made it possible to identify the main factors that have driven the transformations, such as migration, changes in land prices, current regulations, and the growing demand for urban land. The results show clear patterns of transformation in land use, highlighting the fragmentation of the natural environment, the intensive use of resources, and the occupation of areas with high susceptibility to natural risks. These findings highlight the need for territorial planning that regulates urban growth and mitigates adverse impacts on the environment and society. Furthermore, it contributes to academic knowledge and provides a solid basis for the formulation of projects that promote balanced and sustainable development in the study area.
