Item Escalada inmobiliaria, cuenca: migración privilegiada y crecimiento en el precio de los bienes inmuebles(2015) Chuchuca Cely, Stefany Andrea; Chuiza Inca, Keren María; Velez Rivera, Sonia CatalinaThe research analyzes the impact on the price of housing has emerged forarrival of foreign immigrants to the canton of Cuenca, the focus from which the phenomenon being studied is that of supply, as it takes into account characteristics of housing such as: the area of land and construction, housing status, number of floors, the type of construction, age of the property, and a dummy variable which shows owner if the house belongs to a foreigner or a national. The study population is the price of homes in the Canton of Cuenca during 2014, the methodologies used were Hedonic Prices and Artificial Neural Network, which serve to verify if really the arrival of foreign immigrants have caused some effect on housing prices. Among the main results, it was concluded that a larger area of land, construction, housing status, number of floors, type the price of housing is positively affected, while the old variable has a negative effect on the price of houses. As for the owner variable, this also positively affects housing, and by the two methodologies could be reached to determine that the average price of goods is increased when the owner is a foreigner.
