    Evaluación de patologías, propuestas de rehabilitación estructural y plan de mantenimiento: Aplicación a una vivienda multifamiliar en la ciudad de Cuenca

    Reinforced concrete and confined masonry structures are designed to meet functional and structural requirements throughout their service life; however, pathologies originating from construction or design deficiencies can arise, which affect their performance and increase maintenance costs over time. This situation was evident in the building under study, which, after 25 years of service, presented several pathological problems, particularly due to a floor plan configuration that increased seismic vulnerability and the continuous exposure of the posterior area to weathering. Semi-destructive and non-destructive tests were conducted to evaluate the property, analyzing its structural behavior under permanent, variable, and accidental loads, with the support of ETABS structural analysis software. In addition, compliance with the minimum requirements established by current regulations was verified. Based on these results, a series of interventions were proposed to rehabilitate the building and ensure the safety and functionality of its occupants. Finally, a periodic maintenance plan was recommended, and a reference budget was presented for the selected rehabilitation solution.
