The adaptive reuse of buildings is a practice that has been used throughout history. It implies changing the use of a building which is abandoned or that has an inefficient use. Currently, around the world, some architects and developers use it to recover heritage buildings and; also, to contribute to the regeneration of problematic urban spaces. In the city of Cuenca-Ecuador, there are heritage buildings that present these characteristics of abandonment or inefficiency of use. Consequently, these fall into a state of deterioration and may even deteriorate the urban environment in which they are immersed. That is why, the application of adaptive re-use in heritage buildings is proposed, as: a possible complementary tool for the urban regeneration of conflictive areas, in the historic center of Cuenca. Hence, according with this statement, a preliminary project proposal is developed in a selected heritage building, from the city’s historic center. It is located in the 9 de Octubre neighborhood, and it is close to the Mercado 9 de Octubre. Therefore, application criteria of adaptive re-use are determined, in the first instance. This is based on a theoretical study of concepts and international case studies; and its relationship with heritage, urban regeneration and sustainability. Then, intervention strategies are determined for the selected case; from the analysis of the neighborhood and the patrimonial building. Finally, based on the information obtained, the preliminary project proposal is developed
