    Diseño de un modelo arquitectónico que permita densificar el área urbana de la ciudad. caso: sector El Ejido. Cuenca-Ecuador

    El Ejido, known as the buffer zone of the Historical Center, is one of the most consolidated areas of Cuenca city. Throughout the 21st century, this sector has undergone an important urban renewal process in which its residential function has been displaced by the continuous appearance of new commercial, service, management and administrative activities. As a consequence, and added to expansion of the city towards the peripheries problem, the need arises to respond to the current problem of low density using urban strategies such as the occupation of empty lots within the consolidated urban limit, with residential projects that help to contribute to the densification process. According to the UN, mixed-use areas are the ideal places to host higher densities, this is a reason that El Ejido is being the area closest to the city center and thanks to the fact that it presents optimal conditions in the coverage of services, facilities and connectivity meets this condition. On the other hand, it must be taken into account that, being a sector with high heritage value due to its historical, architectural and landscape characteristics, the interventions that are proposed must correspond and adapt to its specific context. As part of this reflection, the titling work carries out the design of a densification model based on sustainable housing criteria, which responds to the characteristics of the sector, respecting the determinants of municipal regulations, and also implementing other design strategies that are mentioned in Barrios Compactos Sustentables normative, presented by Llactalab research group from the “Universidad de Cuenca”. The result is an urban-architectural project that takes both regulations into account, and offers a design that responds to a collective interest, resolving functional aspects such as social equity, relationship with the city, spatial conception, as well as construction aspects, all this without leaving aside the urban scale
