    Análisis de los factores que determinan el precio de arriendo de habitaciones para estudiantes universitarios. Un estudio de precios hedónicos para la ciudad de Cuenca en el año 2018

    The objective of this research is to analyze the factors that determine the price of lease of rooms for university students in the city of Cuenca-Ecuador for the year 2018, for this the methodology of hedonic prices proposed by Rosen (1974) has been used; the cross-sectional data were collected through Intended Stratified Sampling with Proportional Affiliation, for this purpose, surveys were conducted for those university students who come from other provinces different from Azuay and who are currently studying a career in one of the academic institutions under study. “Universidad de Cuenca”, “Universidad Católica sede Cuenca”, “Universidad Politécnica Salesiana sede Cuenca”, and “Universidad del Azuay” and for their stay they leased a building in the city, in this way the rental price is estimated based on characteristics and attributes of the property and the student. The model was estimated by OLS, in the logarithmic-linear functional form; A model was developed with 38 variables of interest, later a second model was obtained where after the StepWise process 17 statistically significant variables were obtained, evidencing that attributes such as sexual orientation, economic capacity, religion among others infer in the rental price, in addition it was possible to determine that the price paid for the rent of the property among the students of the “Universidad de Cuenca” and “Universidad Politécnica Salesiana sede Cuenca” are similar, and also that the price paid among the students of low economic stratum and medium-low stratum are similar.
