    El sector inmobiliario como agente promotor del crecimiento urbano. Un análisis a la expansión del espacio residencial en la ciudad de Cuenca: sector de Misicata, a partir de los conjuntos habitacionales

    In the last decades, the worldwide urban population growth has intensified in Latin American countries,resulting in the increase of housing demand; this demand has created several methods of urbanization where different factors get involved. One of these factors is the real-estate market, which study is the key towards the successful interpretation of the dynamics of the city, as well as to value its future change trends. In the study-case of the city of Cuenca, which since several years has faced a process of development and considerable expansion, where the real-estate sector reaches prominence in the construction field and city’s growth. Taking into account the peculiarities of this phenomenon, an analysis that determine the possibilities of a regulated development, consisting of three stages is performed, the starting-point is a theoretical approachof the evolution and effects of the real-estate market,case studies and the review of the current codes andregulations related to the construction of housingcomplexes. In Chapter II, Misicatawas established as specific study-area due to its employment conditions based on city’s growth trends. In this phase, the inventory and characterization of real-estate projects and urban system analysis was developed. The last stage consists of a set of objectives and strategies, which are reflected, in an ideal theoretical model addressed towards expansion areas, where real-estateactivities become part of a previously planned structure.
