    La promesa de celebrar un contrato

    This research project aims to address issues that are closely linked with the promise of entering into a contract that people have done every day. In the same way, these contracts every day face innumerable conflicts, due to ignorance and breach of the requirements of the law which generate harm to the parties. Also, we analyze the effects generated by the failure of one of the parties to the contract promise to conclude a purchase agreement which has its peculiarities marked. In addition, we will manage the study of penal clause, what are the effects and requirements stipulate when and fulfill the penalty in case of default, and that one of the parties applying for its enforcement. So also, we discuss until permitted amount is the stipulation of the penalty clause. Finally arrears incurred between the intended buyer and the intended seller and the effects generated and causes termination.
