    Análisis de la pérdida del patrimonio rural edificado en el periurbano de la ciudad de Cuenca. Caso de estudio: Parroquia Nulti

    The vernacular architecture in the peri-urban areas of Cuenca reflects a rich cultural heritage and unique construction traditions. However, this valuable expression of architectural heritage faces challenges due to the processes of transformation and modernization. In this territory, there is a progressive loss of traditional buildings, compromising the identity and historical value of the area. This thesis analyzes and diagnoses the current state of the vernacular heritage in the parish of Nulti, Cuenca, Ecuador. A total of 139 buildings with vernacular characteristics were identified, of which 51 were discarded due to severe deterioration or intrusive interventions that compromise their heritage values. The research includes the collection of field data on construction systems, pathologies, and current uses, as well as a comparative analysis between the data from 2014 and 2024 of the buildings registered in the Ecuadorian Cultural Heritage Information System (SIPCE). The impact of urban expansion, population growth, and the lack of adequate regulations are exposed, along with the inconsistencies in the SIPCE inventory that complicate effective conservation. Anthropogenic, biological, management, and cultural transformation factors were identified, each contributing to the deterioration and loss of heritage. The study concludes with the need to implement conservation strategies and preventive maintenance to preserve the vernacular heritage in the long term.
