    Propuesta metodológica para la aplicación de programas Bim en el análisis y evaluación de costos en proyectos edificatorios

    One of the main difficulties in the construction industry is the control of the budget from the early stages of design to the execution of the work; the traditional methods fragment the information making it difficult to know in real time its approximate cost. BIM software emerges as the paradigm that links design and construction processes by developing databases and graphics. The objective of this research is to propose a methodological proposal for cost analysis (5d) directly from the BIM modeling software. In the paper, three current research methods are analyzed, determining a framework that defines key elements of the process: the level of development of modeling, contract structures and workflows. We developed a method that elaborates a database of costs of the elements modeled directly in the software BIM 3d. The methodology was applied in a real case using the Revit program through planning tables elaborated in the initial modeling that were later used in the redesign, budgetary reprogramming and execution to control the costs of the structure. To quantify the percentage of cost variation we compared the 5d model and the reality, obtaining a 1% lag percentage, therefore, the study concludes that automated cost analysis can be performed from the design process, obtaining positive results in as to budget planning and control, thus guaranteeing the costs of the work.
