Estudio financiero para la implementación de un Lodge en la parroquia Victoria del Portete, Cuenca, Ecuador

Abstract

A lodge is a type of tourist accommodation establishment located in areas that allow its visitors to carry out adventure activities in contact with nature. It is considered an ecological establishment, because It has a low environmental impact, being built with materials from the place, in addition to maintaining a respect for local cultures. For the development of this project, it was proposed as the main objective, prepare a financial study for the implementation of a lodge in the Victoria del Portete parish, because the sector has the necessary natural features. An event took place in this place important historical that is the battle of Tarqui; and also, there is a Own land located in an area of ​​native forest, intended for the construction of said facility. To achieve this objective, an analysis of the current tourist situation was carried out who owns the parish; through participatory observation, it was evidenced the main attractions and tourist resources in the area. Additionally, it developed a market study, with the use of surveys applied to tourists national and foreign, allowing to determine the profile of the client that will visit the establishment. Finally, a financial economic analysis was developed, with which the initial investment required, its financing, the projection of income, costs and expenses, and later apply some financial indicators such as VAN, TIR, B/C and PR; the same as allowed to determine the feasibility of the project.
