Abstract: | The neighborhood of Todos Santos, one of the oldest in the city of Cuenca, is part of the first-order areas
in the historical center of the city, hence part of the protected areas for heritage preservation.
In recent years, the progressive change in land use has been evidenced in Todos Santos, and it has become a highly commercial and touristic area. Consequently, the restlessness has arisen regarding the
incidence that the change in land use has upon the heritage buildings.
The purpose of the present research is to determine the effects caused by the transformations of the land
use in the heritage buildings of Todos Santos, in order to establish conservation strategies to decrease the
negative impacts which cause losses to the buildings.
The research was divided into four sections. The first consists of an approximation to the theoretical bases
of heritage buildings, their assessment, land use, and social problems such as gentrification. The second
section is an analysis of intermediate cities which have suffered changes in their land use just as has
happened in Cuenca. The third section corresponds to the analysis of Todos Santos, and it covers the
characteristics it has had since its foundation, the transformations of the land use in the last 40 years, and
a case study where the major interventions on heritage buildings are determined. Finally, the last section
establishes strategies to assist in the preservation of heritage buildings. |
Description: | El barrio de Todos Santos, uno de los más antiguos de la ciudad, forma parte del Área de Primer Orden
del Centro Histórico de Cuenca, convirtiéndolo en parte del área de protección para la preservación
de su patrimonio.
En los últimos años se ha evidenciado el cambio progresivo en el uso de suelo, convirtiéndolo en una
zona altamente comercial y turística. Con estos antecedentes ha surgido la inquietud acerca de la incidencia que tiene el cambio de uso en las edificaciones patrimoniales.
La investigación tiene como objetivo determinar los efectos producidos por las transformaciones en el
uso de suelo en edificaciones patrimoniales del barrio de Todos Santos, para posteriormente establecer
estrategias de conservación que disminuyan los impactos negativos que causen pérdidas en el bien.
La presente investigación fue divida en cuatro etapas. La primera consiste en una aproximación a las
bases teóricas del patrimonio edificado, su valoración, así como el uso de suelo y problemas sociales
como la gentrificación. La segunda etapa es un análisis de ciudades intermedias que al igual que Cuenca han sufrido cambios en su uso de suelo. En la tercera etapa se realiza el análisis al barrio de Todos
Santos, sus características desde su fundación y las transformaciones en su uso de suelo en los últimos 40
años, así como un caso de estudio en donde se determinan cuáles son las mayores intervenciones que
se realizan en edificaciones patrimoniales. Finalmente, se termina con el establecimiento de estrategias,
que ayuden para la preservación del patrimonio edificado. |
