Abstract
The present thesis has the main goal to realize the blueprint of the “Quinta Corazón de Jesús”, considering comfort strategies. The methodology of “Sustainable Analysis of Vernacular Buildings” by Virginia Vásquez will be considered for the development of the preliminary project by adapting the needs of the case study.
The methodology focuses on the analysis of the general to the particular, due to it covers the study of urban space, intermediate space, particular space and strategies of comfort. This process allows us to understand the context, the property and their relationship between them.
This analysis determines the values that make the real estate property considered as a cultural heritage so that the new use respects its qualities and preserves them for the future. The new use is selected through the multicriteria analysis which makes a comparative value judgment between the proposed proposals, this methodology helps to determine the best option for the project.
Finally, the present document establishes comfort strategies by carrying out the theoretical - conceptual thermal analysis. As a result of the previous assay, the values that make the building considered as a vernacular heritage are preserved by developing the blueprint of the “Quinta Corazón de Jesús”.
Resumen
La presente tesis tiene el objetivo principal de realizar el anteproyecto de la Quinta Corazón de Jesús considerando estrategias de confort. Para el desarrollo del anteproyecto se considerará la metodología de "Análisis Sostenible de Edificaciones Vernáculas" realizada por la Arq. Virginia Vásquez, adaptándola a las necesidades del inmueble a intervenir.
La metodología se centra en el análisis de lo general a lo particular, es decir, abarca el estudio del espacio urbano, espacio intermedio, espacio particular y estrategias de confort, permitiendo tener un claro entendimiento del contexto, el inmueble y su relación entre ellos.
Con este análisis se determina los valores que hacen que el bien inmueble se considere patrimonio cultural de manera que el María Verónica nuevo uso respete sus cualidades y los preserve para el futuro. El nuevo uso se selecciona mediante el análisis multicriterio el cual realiza un juicio de valor comparativo entre las propuestas planteadas ayudando a determinar la mejor opción para el proyecto.
Por último, se realiza el análisis térmico teórico - conceptual a partir del cual se establece estrategias de confort pasivo proporcionará a los ocupantes una sensación confortable. Por último, se desarrolla el anteproyecto de la Quinta Corazón de Jesús, conservando los valores que hacen que la edificación sea considerada como patrimonio vernáculo.
