Item Análisis de la satisfacción de los usuarios de alojamientos en modalidad Airbnb dentro de la ciudad de Cuenca, Ecuador(Universidad de Cuenca, 2023-10-25) García Bermeo, Briana Estefanía; González González, Fátima Monserrat; Sánchez Rodas, Lourdes MonserrathThe objective of this study is to analyze the level of satisfaction of the users of the different accommodations in Airbnb mode present in the city of Cuenca, Ecuador. For its preparation, a mixed methodology was used, consisting of quantitative and qualitative elements, which were developed in three stages. The first stage consisted of the collection of data derived from two websites: AirDNA and Airbnb. Subsequently, a quantitative analysis of the numerical variables was carried out through descriptive statistical methods and correlations of variables. In the final stage, the comments issued by Airbnb users were analyzed, using a word cloud with the terms that were most frequently presented, as well as an evaluation of the feelings perceived in the different reviews. As a result, the tendency of users to choose accommodations located in central areas and close to the main tourist attractions of the city, among other factors, stands out. The sentiment analysis indicates that 93% of user’s express positive feelings and are willing to use Airbnb services again in the city of Cuenca, on the other hand, 7% of users expressed negative feelings showing their dissatisfaction with the services provided and are not interested in using them again. It has gradually ceased to relate directly to people to replace them with interaction with digital devices, software or applications. Great changes can be evidenced in human relationships, that is why, at present, soft skills take greater importance in various areas, both in the labor field and in social and academic life. These skills refer to personal and social attributes that allow us to interact effectively with others, establish strong relationships, and adapt to different situations. In the labor context, soft skills are highly valued by companies. As the work environment becomes more collaborative and team-oriented, skills such as effective communication, leadership ability, problem solving, empathy, and adaptability are considered critical to career success. These skills enable employees to build positive relationships with co-workers, customers, and superiors, and contribute to the company's growth and productivity. We are in a century of many economic changes, which requires being more competitive, generating new challenges for companies, and in turn, requiring more skills and capabilities from their employees. For the development of this project, it was proposed as the main objective to carry out an analysis of the main soft skills, in employees, of 4-star category hotels in the city of Cuenca, allowing to identify those skills that, within the industry, take greater relevance for an employer and how they help employees to perform in their working life effectively, aiming at the development of the emotional, interpersonal side and interaction within a society. To achieve the purpose, a market study was developed, with the use of surveys applied to employees and the use of interviews aimed at employers, allowing us to know how important soft skills are in the hotel industry and their impact on job performance. Innovative approaches need to be sought to strengthen tourism activity and make it an attractive accommodation destination for visitors. That said, this study aims to develop a feasibility study for the implementation of a Glamping type lodging in the Principal parish belonging to the province of Azuay. For which, it began with a documentary research to identify the tourist potential and the unmet needs of the demand in the Main parish. Market analysis, Porter forces and Kotler segmentation were used. In addition, the economic, administrative and financial viability of a glamping type lodging in the parish was analyzed with the use of tools such as Porter forces and SWOT analysis. A proposal for the implementation of Glamping was also developed, which included a marketing, administrative, financial and environmental plan, based on a causal-comparative study and strategic planning. Determining that, the implementation of this project if feasible, with the conditions provided against the different items. An improvement plan is determined to counteract the existing problems. For the elaboration of this intervention project, the qualitative methodology is applied, so bibliographic sources, theoretical references, and interviews with the General Manager of the Hotel are considered; The quantitative methodology is also used, where the operation of the organization is evaluated through the existing comments on its social networks, thus allowing us to know the perspectives of the guests and develop an improvement plan in the accommodation area of the hotel, using the benchmarking strategy implementing it through three phases (planning, analysis, integration and action) thus improving hotel processes. Objective: To design a strategic plan based on the Balanced Scorecard for the Azul de la Plaza hotel. Methodology: A comprehensive assessment of the hotel is carried out, identifying its strengths and areas for improvement, formulating strategic goals and building a strategic map using the Balanced Scorecard. Also, after a global evaluation of the factors involved in the Balanced Scorecard, the indicators applicable to the hotel were reduced to: increase in profitability and investment, improvement in customer satisfaction, reduction in personnel action times, personnel training and management, and indicators of compliance with objectives. Results: The hotel's advantages and challenges were identified, the creation of strategic goals to optimize its performance and the concise visual representation of these goals and tactics in the strategic map. Management indicators were proposed to monitor performance and concrete recommendations were presented to improve service quality and profitability. Conclusion: This study highlights the relevance of the Balanced Scorecard in the strategic management of three-star hotels, showing it to be a versatile tool for aligning objectives, measuring performance and improving crucial areas such as finance and personnel management. The adaptation to the Hotel Azul de la Plaza demonstrates its real applicability, and its hierarchical structure underlines the need for alignment at all levels. Initially, the diagnosis of the current situation was made through the SWOT, EFE and EFI matrices, which facilitated the analysis of the internal and external factors that affect the organization of the hotel. To achieve this objective, the information provided by the manager was collected, as well as the field research that contributed to the development of the strategic planning of the project. Therefore, comprehensive improvements to the services offered by the establishment were defined, considering the Deming cycle by virtue of its indispensable variables (plan, do, verify, act) and the six basic quality tools (Flow Chart, Cause-Effect, Pareto, Stratification, Histogram and Check sheet) to evaluate and reduce possible shortcomings that afflict the quality of perceived services. Finally, both operational and organizational guidelines were established for the improvement of processes in the different areas of work, based on the proposal of quality formats for efficient control in each of the tasks executed; such formats detailed certain parameters such as the functions and activities of the personnel, job profiles and flowcharts of the different procedures. Therefore, the present work establishes a proposal for a management model for accommodation, applied to the El Ángel social assistance shelter located in the city of Cuenca-Ecuador. The project comprises three chapters; the first refers to the operation of social assistance shelters, as an alternative to hospital accommodation, the second one corresponds to the functions in the administrative and operational areas of the El Ángel hostel and the third proposes an accommodation management model for the same hostel. In order to carry out the research, the methodology was based on semi-structured interviews with the representatives of each area of the establishment; while to know the perception about the satisfaction of the service, semi-structured surveys were applied to a convenience-sample for the users of the hostel. Finally, at the end of the project, a series of strategies were identified for the better management of the establishment, among them are: a new organizational structure, survey of standardized processes, training program and implementation of new services such as psychology and animation.
