Abstract

This analysis focuses on the study of the urban landscape of an area of Cuenca, considering the visual approach and as an element of the urban planning of the city, in order to formulate guidelines to contribute to the municipal regulations of the studied area, in Use and occupation of the land, public space and landscape. The analysis methodology coincides with the phases proposed in the Urban Planning Plans (Preliminary Phase, Diagnostic Phase and Proposal Phase), in order to anchor and relate the landscape analysis with them. For the purposes of the investigation, many aspects have been considered, among which the diagnosis referring to the occupation and use of land, to emphasize the incidence of the current municipal regulations on the image of the territory; In addition, the analysis of the public space, inherent in the identity of the population and its interaction with the environment that surrounds it and the study of the landscape and its different components and characteristics, with which it has been possible to identify its potentialities and fragilities. In addition, in order to determine the objective assessment of the landscape, a methodology has been formulated and applied based on the qualitative and quantitative evaluation of its components and visual characteristics, which has obtained the most important premise for the development of the proposal For the area; Which covers objectives, guidelines and projects perfectly anchored to each other (in the manner of plans, programs and projects) suitable for the improvement of the visual image of the landscape.
